We’re a true full-service, turn-key studio with a curated retail boutique right next door, which means we can carry a project from architectural planning all the way to the accessories on the shelf. And finally, we treat every home as if it were our own with over 20 years of experience behind us. Our relationships run deep with vendors and our industry knowledge is supported by a 1,200-square-foot library of curated resources.
Our design studio and retail shop are based in Short Hills, New Jersey, with a second location in Beach Haven on Long Beach Island and a third location in Manasquan, NJ. We design homes throughout New Jersey, New York, Connecticut, and Florida, and we welcome select projects beyond those areas including second homes and Shore retreats.

Everywhere we need to in order to get a room right. We pull from a deep network of trade-only vendors, artisans, and makers across the country and around the world. We source from vendors the general public can’t shop directly alongside antique and vintage finds, custom-made pieces, and one-of-a-kind art.
When something specific is called for, we collaborate with skilled craftspeople to create custom furniture, cabinetry, and textiles. We also draw on our own k+co LIVING boutique for the soft-modern, city-to-coast accessories that add the final layers to a space. The result is a home that’s collected and personal rather than pulled from a single catalog.
You’ll be supported by Karen and the k+co LIVING team, a professional, detailed, and approachable group of designers and project specialists who see your project through from beginning to end. We treat every home as if it were our own, acting as your design advocates at each step.
We specialize in full-service design for new construction homes and extensive renovations, along with full-home furnishing projects. Whether we’re collaborating with your architect and builder from the ground up or reimagining an existing home, our focus is on creating warm and inviting interiors that are cohesive and flow from room to room. We do offer services that start with a three-room minimum and in Long Beach Island, NJ we provide styling services.
Full-service means we manage every phase of your project from architectural plans or first concept to the final styled room. That includes space planning, architectural and finish selections, custom millwork, lighting plans, furniture and textile sourcing, custom pieces, art and accessories, and complete project coordination through installation. Our goal is a true turn-key experience. The end result is for you to walk into a home that is finished, layered, and ready to live in.
Yes, we partner with developers and builders. We’re known for our luxury new builds in Short Hills, NJ that consistently sell over asking. A thoughtfully designed home photographs beautifully, shows exceptionally well, and helps buyers connect emotionally with the space, all of which translates directly to stronger offers and faster sales.
We understand the balance a developer needs between elevated design, broad buyer appeal, and budget, and we manage the interiors so the finished product commands its full value in the market.

While every project is tailored to its scope, our process follows the same guiding structure:

You share your project, goals, location, and timeline through our inquiry form. We follow up with a call to make sure we’re the right fit.
2. Consultation:
We meet to take a deep dive into your aesthetic, your wish list, how your family lives, and your timeline.
3. Proposal:
We outline your scope, design fee, and an estimated investment for furnishings and/or construction so expectations are clear from the start.
4. Plan & Design:
We develop floor plans, finish selections, elevations, renderings, and curated material and furniture presentations for your review.
5. Project Oversight:
If applicable, we hire subs, check in at the construction site, monitor progress and efficacy as well as provide construction specifications for design elements.
6. Ordering & Project Management:
Once approved, we order, track, and store everything, keeping you updated as your project moves forward.
7. Installation & Reveal:
We install every layer from furniture, lighting, art, and accessories for a finished, move-in-ready reveal.
As early as possible. For new construction and renovations, the most flexibility comes when we join before or during the architectural phase, while layouts, lighting, and finishes can still be shaped. That said, we can also step in once architectural decisions are set to guide selections and furnishings. Many clients tell us their only regret is not calling sooner.
An architect defines the structure while we shape how you actually live within it. Our use of light, proportion, flow, materials and the finishing layers are what makes a house feel like home. We collaborate closely with your architectural and construction teams, reviewing plans and overseeing field details so the interiors and the architecture work together seamlessly from foundation to final styling.
Project management is central to how we work with our dedicated COO. Every order, selection, and milestone is documented and tracked, and you’ll receive regular updates from your design team as the project progresses. We coordinate vendors and trades, store and inspect your pieces ahead of installation, and oversee the details so the process feels smooth and the vision stays intact.
Regularly, and in a way that keeps you informed without overwhelming you. You’ll have a dedicated point of contact on our team and receive consistent updates as your project moves through design, ordering, and installation including progress on selections, orders, and timelines. During active phases like construction or pre-install, communication is more frequent, with site visits and check-ins as needed.
Our sweet spot is whole-home and multi-room projects, where we can carry a consistent story and flow throughout the house. We do occasionally take on single-room projects when they’re a good fit for our process and aesthetic. The best way to find out is to reach out and tell us about your space.
Timelines depend on scope, but here are the general ranges we plan around:
New construction and large-scale renovations: Roughly 12 to 24 months, since these are tied to the architectural and construction schedule.
Full-home furnishing projects: Roughly 6 to 12 months from concept through installation, depending on custom and lead times.
Smaller or single-room projects: Typically a few months, depending on sourcing.
Custom pieces, upholstery, and certain imported materials carry longer lead times, which we factor in from the start. We share a realistic schedule at the beginning of your project and keep you updated at every stage so you always know what’s next.
After your consultation, you’ll receive a proposal that lays out your scope, our design fee, and an estimated investment for furnishings and, where relevant, construction materials so expectations are clear before any work begins.
Our fee structure varies depending on the project and could include a flat design fee based on scope, an hourly rate, a percentage of the overall project, or a combination.
Furnishings and product are invoiced at fair market value. We’ll walk you through exactly how your project is structured during the proposal stage. Throughout, we act as your advocate sourcing the right pieces, coordinating vendors, and helping you make confident, informed decisions that protect your investment.
